The junction is the job
Everything difficult about an addition happens where the new structure meets the old one. New foundations settle at a different rate from foundations that finished settling decades ago. A new roof plane has to tie into an existing roof and be flashed so the valley it creates does not leak. New siding has to meet old siding somewhere, and that somewhere has to look intentional. Inside, a new floor has to arrive at the same level as an old floor that has probably moved since it was built.
A cheap addition ignores those junctions and reveals itself within a couple of years: a crack along the join, a stain on the ceiling under the new valley, a step in the floor, a line down the outside wall where two colors of siding meet. None of that is a mystery and none of it is bad luck. It is the predictable outcome of treating the new room as a separate building that happens to be touching the old one.
That is where our time goes on this work. We build additions and bump-outs — a bigger kitchen, a primary suite, a family room, a mud room off the back — and the parts we care most about are the roof tie-in, the foundation junction and the exterior transition, because those are the three that decide whether it looks like it was always there.
- Roof tied in and flashed. Where new roof meets old, it is flashed as roofing rather than sealed as an afterthought.

How we build an addition
Design against the existing house
The first question is not how big, it is where the roof goes. An addition whose roofline fights the house will never look right regardless of the finish. We work out the pitch, the ridge direction and how the new roof meets the old before anything else, because that constrains everything downstream.
Foundation and structure
Footings dug and poured to suit the ground and to sit correctly against the existing foundation, then framing up. Where a wall is being opened between old and new, the header and its support get sized for what is actually above it.
Dry it in
Roof on, flashed into the existing roof, windows and doors in, house wrap lapped correctly into the existing wrap. Once it is dried in, weather stops driving the schedule, which is when an addition starts feeling like it is progressing.
Open up between old and new
The wall between the house and the addition comes out at the point when the new space is weathertight, which keeps the house closed and liveable for as much of the build as possible. This is also when floor levels get reconciled.
Services, finish and exterior
Heating, cooling, power and any plumbing, then insulation, drywall, trim and decoration matched to the house. Outside, siding and roof finished so the transition reads deliberately.

Room Addition Questions
Usually not, on pure cost per square foot — a conversion uses a shell that already exists, so it is substantially cheaper for the same floor area. An addition wins when there is no garage to convert, when you need the space somewhere the garage is not, or when you want the room to be a specific shape or to face a specific direction. We will happily price both and let you compare.
Longer than most people expect, and weather-dependent until it is dried in. The stages that take real time are the foundation, getting it weathertight, and the finishing. What we can tell you at quote is the sequence and which parts are exposed to weather, so a wet month is not a surprise.
Only if it is designed badly. The three things that give one away are a roofline that argues with the house, a siding transition that lands in the middle of a wall, and window proportions that do not match. All three are design decisions made before anything is built, and all three are free to get right at that stage.
An addition changes the footprint of the house, so yes, permitting is involved and it varies across Whitfield County, the City of Dalton and the Tennessee jurisdictions. Plans are normally required. If you already have drawings we will price against them; if not, we will talk through what the space needs to do before anyone draws anything.
For most of it, yes. We keep the existing exterior wall in place until the addition is framed, roofed and weathertight, so your house stays sealed. Opening up between old and new is a disruptive but relatively short stage near the end, and we will tell you when it is coming.
Yes, and it is much cheaper done together. The crew, the machinery and the material deliveries are already on site, and the roof and siding details can be designed as one thing rather than two. Decks, covered porches and pavilions are core work for us rather than something we bring somebody in for.
